The basic address details associated with a rental property are added in the same way as a property in any module. Read about general property details which include address, additional information such local authority and alarm codes, and viewing arrangements.
When adding a rental property the following sections will also be shown for rent-specific information. Each section shows the fields available for completion. Those marked with a red asterisk are mandatory and must be completed, while all others are optional.
Default Let Type: A property will normally be suitable for a particular type of tenancy. Specifying a default tenancy type will automatically set the tenancy type when adding a new tenancy to this property. The following options are available:
- Fully Managed
- Let Only
- Rent Collection Only
Branch: If your agency has multiple branches you can specify which branch is responsible for the management of this property. It will be automatically set to the current branch selection for the current user. If you only have one branch the property will be associated with that branch by default.
Property Manager: Designate which staff member has responsibility for this property; by default it will select the current user. Don't worry if you don't formally assign property managers within your agency, it will only be used in other stages of the management process if you decide to utilise it for reporting, otherwise it will be ignored.
Management Fee: This management fee specified at the property level will be used when creating tenancies in this property. You can modify this management fee at a later date if your management arrangements with the landlord vary over time.
Instruction To Manage (ITM) Start and Expiry Dates: These dates are mostly for informational use only - they are not used in any active management context. This is the date upon which the landlord has handed over management responsibility for the property, and you can also set the end of such an agreement period if one has been stipulated by the landlord.
